What we cover

Careful mounting & hanging

TVs, mirrors, shelves and heavy artwork into lath-and-plaster, chimney breasts, and lime-plaster walls — chemical fixings and hollow-wall solutions where drilling isn't wise.

Sash and door easing

Sticking sashes freed, listed-frame door adjustments, replacement staff beads. We work with the fabric, not around it.

Kitchen and bathroom silicone

Full re-run around baths, shower trays and worktops — old sealant properly stripped, not painted over.

Flat-pack and IKEA assembly

PAX wardrobes, kitchens, garden and student-let furniture. Fixed rate per unit or included in a day rate.

Minor plumbing

Taps, fill valves, waste traps, radiator bleeds and thermostatic valves — done on the same visit as the rest of the list where van stock covers it.

Tenant fix-lists
