What is a snagging inspection?+

A professional walk-through of your new build home, identifying every defect, poor finish or non-compliance the developer should fix under warranty. You receive a photo-led report you send straight to the developer.

When should I book a snagging survey?+

Ideally in the two-week window between exchange and legal completion, or within the first few weeks after moving in. All NHBC/LABC warranties cover cosmetic snags for the first two years — the sooner you list them, the harder they are to refuse.

Is a snagging survey worth it?+

For a £300–500k new build, our inspections typically identify 80–200 items ranging from cosmetic to safety-critical. Developers fix them free under warranty — the survey pays for itself in the first afternoon.

Are you independent of the developer?+

Completely. We work only for the homeowner. Elite Maintenance is a professional maintenance company — we know what a proper finish looks like because we install and repair to that standard every day.

How long does an inspection take?+

Three to five hours on site for a typical 3–4 bed home, plus a day to compile the report. You receive the full PDF report within 48 hours.

Can you re-inspect after the developer fixes items?+

Yes. We offer a fixed-price re-inspection once the developer has signed off the fixes, so you have written proof each item was resolved.
